A Legionella risk assessment (LRA) is a process that identifies and evaluates the risk of Legionella bacteria in water systems.
It's a legal requirement for many employers, including those who own or operate commercial buildings, hotels, and healthcare facilities.
Legionella Risk Assessments are important because they help prevent Legionnaires' disease, a severe lung infection caused by breathing in contaminated water droplets. The bacteria can thrive in areas with warm, stagnant water, such as water storage tanks, air conditioning systems, hot tubs, showers and household plumbing.
Legionella Risk Assessments should be considered living documents and reviewed at least every two years. The frequency of reviews should be increased if there are changes to the water systems, key staff, or if the water treatment program fails.

All employers, landlords, or premises managers have a duty to understand, and manage, Legionella risk within their workplace and ensure that a Legionella Risk Assessment (LRA) of all water systems is carried out regularly.

However, the ultimate responsibility for compliance rests with the owner or operator of the water system, so it is crucial to ensure that this vital work is carried out by a suitably competent person who can demonstrate compliance with all the relevant codes of conduct.
